10 Fastest-Growing Cities in the U.S. in 2026
Whether it’s due to affordability, good weather, job opportunities, or lifestyle appeal, some cities are especially popular with transplants. To determine which cities are growing the most rapidly, U.S. News & World Report tracked the influx of new residents measured against departing residents in 859 U.S. cities. Their study looked at the percent increase in net migration, which is measured by the growth or decline of the population over the past five years. The result: a list of the country’s 25 fastest-growing places. Below, discover America’s fastest-growing cities in 2026 and what makes them so appealing.
10. Bonita Springs, Florida

Located along the Gulf Coast, Bonita Springs has been steadily growing over the past 20 years, from around 33,000 people in 2003 to 56,000 in 2023. The city beckons retirees and families with a coastal lifestyle and a slower pace of life. Thanks to the influx of residents, the city has invested more funds into infrastructure and environmental initiatives, with plans to improve the downtown area, create green spaces, and install more public art.
9. Conroe, Texas

Located 40 miles from Houston, Conroe offers the best of two worlds. Its proximity to a major city provides residents with the conveniences of an urban lifestyle, including job opportunities, an international airport, and culture. But it also appeals to those seeking a quieter environment and easy access to the outdoors, thanks to Lake Conroe, a 22,000-acre recreational lake frequented by boaters and anglers. Conroe also has a high livability score, largely boosted by a low cost of living compared with the national average.
8. San Marcos, Texas

Conveniently situated between Austin and San Antonio along the San Marcos River, San Marcos has much to offer new residents, particularly easy access to parks and water recreation. Plus, it boasts an active downtown with restaurants, live music, and public art. Though the city has grown quickly in recent years, it has also put a lot of thoughtful planning into its new growth, with a strategic plan to address public safety, mobility, and the environment.
7. Zephyrhills, Florida

Located about 30 miles northeast of Tampa, Zephyrhills is quietly becoming one of the most popular cities in Florida for new residents. Although it doesn’t offer beach access, the city’s major draw is affordability. The town’s Main Street also offers a strong community feel, with plenty of events, shopping, and historic preservation, all of which appeal to transplants.
6. Casa Grande, Arizona

With a location between Phoenix and Tucson along the so-called Arizona Innovation and Technology Corridor, a major economic development zone, Casa Grande is attracting new industries and big employers, including Frito-Lay, Kohler, and Tractor Supply. In turn, this has created more jobs for new residents. The steady growth is also coupled with affordability, with the cost of living over 10% lower than in Phoenix. When you add in a healthy dose of sunshine and nearby parks and trails, it’s easy to see why so many people are choosing Casa Grande as their new home.
5. Naples, Florida

Naples has always been a sought-after destination, but its popularity continues to grow in 2026, especially for retirees. The city’s continued focus on safety, cleanliness, and accessibility makes Naples one of Florida’s most desirable places to live. Residents also benefit from white-sand beaches, a welcoming community, a bustling social and arts scene, and 30 miles of bike paths to help keep people active. Plus, it doesn’t hurt that Florida has no state income tax, which makes it a more affordable place to live overall.
4. Palm Desert, California

Not to be confused with neighboring Palm Springs, Palm Desert has become increasingly popular with home buyers due to its excellent desert location and affordability for the area. As a result, more families and retirees are finding Palm Desert’s suburban developments to be the perfect place to call home. There’s also a growing local economy built around construction, finance, and hospitality, plus easy access to the restaurants, art scene, and events of Palm Springs.
3. Leander, Texas

One of the biggest reasons for Leander’s increased popularity is its proximity to Austin. The city is located about 25 miles north of Austin, and many are choosing to move here for better affordability and a quieter lifestyle. New developments and master-planned communities are also on the rise, making it an appealing choice for busy families and commuters.
2. Hilton Head Island, South Carolina

Home to 12 miles of beaches, excellent golf courses, and beautiful coastal marshes, Hilton Head is a dream for tourists. But in recent years, it has also become highly appealing for year-round residents as well. Retirees in particular are attracted to Hilton Head’s slow-paced lifestyle, active community, and mild climate. To address this recent growth, the town has issued a long-term Strategic Action Plan meant to protect the area’s beautiful natural resources and balance the city’s booming population with environmental protection.
1. Wildwood, Florida

Wildwood is America’s fastest-growing city in 2026, and it shows no signs of slowing down. The town’s housing boom is a result of rapid new construction developments and a surge of master-planned communities, coupled with a location that makes it easy for residents to access the nearby cities of Tampa, Orlando, and Ocala. Home to one of the largest retirement communities in the country, the Villages, Wildwood is also popular with retirees, which has only boosted its growth.
